Angus Glen and Buttonville sit on Markham's 404 North spine, near Major Mackenzie — golf-course residential in Angus Glen, the former airport neighbourhood in Buttonville. That cluster is convenient if your team lives north. For GTA-wide clients, the Highway 7 Class-A corridor is usually easier. We do not have a north-Markham branch.

If you are searching "Angus Glen office space" because your people live off Major Mackenzie, or because a client mentioned Buttonville, this is the honest geography — and the honest product: one serviced-office location on Highway 7 with fast 404 access, not a second campus in the north.

The 404 North cluster: Angus Glen, Buttonville, Cachet

North of Highway 7, Markham's character changes. The Highway 7 corridor is towers, VIVA, and mixed-use downtown. Up toward Major Mackenzie you get golf, estate residential, and employment lands along the 404.

Angus Glen is the golf-and-residential community around the Angus Glen Golf Club, generally in the Major Mackenzie / Kennedy pocket. It reads as a neighbourhood first: family housing, the club, local retail. It is not a dense Class-A office district. People who ask for an office "in Angus Glen" usually mean they live there, or they want a short drive from the north Markham / Stouffville / Richmond Hill edge — not that they need a storefront on the fairway.

Buttonville sits at Highway 404 and 16th Avenue. For years it was known for Toronto Buttonville Municipal Airport. That airport closed in November 2023. The neighbourhood name remains. The lands around the former airfield are in a long redevelopment process; treat "airport-adjacent" as geography and history, not as a working runway you can plan a client pickup around. What is still true: 404 access at 16th, employment uses nearby, and a location that is north of the Highway 7 spine.

Cachet is the other north-Markham residential name that shows up in the same search — Major Mackenzie and the Woodbine / Warden side. Same pattern: strong for living, thin as a walkable office cluster.

Together they are a 404 / Major Mackenzie north cluster. Good if your day is north York Region. Weaker if your day is downtown Toronto, Mississauga clients, or a Highway 7 lunch-and-VIVA pattern.

Buttonville: 404 access, not a second downtown

Teams that like Buttonville usually like the drive. Highway 404 is the north–south spine. 16th Avenue and Major Mackenzie are the east–west cuts. You can be on the 407 in minutes once you drop south, but you start the day north of Markham's main office market.

That is a fair choice for:

  • owners who live in Angus Glen, Cachet, or south Richmond Hill and want to avoid a Highway 7 crawl twice a day
  • businesses whose jobs sit in north York Region rather than the core
  • light operational or employment-land users who never needed a tower lobby

It is a weaker choice if most of your calendar is GTA clients coming from Toronto, Vaughan via the 407, or the Highway 7 / Warden mixed-use strip. Those people already know Downtown Markham and the Class-A corridor. Asking them to "just come up to Buttonville" adds a mental mile.

Angus Glen: golf, residential, and a long lunch drive

Angus Glen's strength is quality of life, not a business park. A client meeting "near the club" sounds pleasant until you look at parking, transit, and what is actually for lease. There is no dense inventory of serviced private offices with a staffed reception on the fairway. Most professional firms that "work in Angus Glen" are working from home, from a small plaza, or commuting south to Highway 7.

If your brand wants a quiet, affluent north-Markham story, you can still host people — you just should not assume the neighbourhood itself will supply the room, the internet, and the receptionist. Book the meeting where the building is set up for it.

Highway 7 vs 404 North for GTA clients

Put the two options next to the actual week:

If your week looks like this 404 North (Angus Glen / Buttonville / Cachet) Highway 7 Class-A corridor
Team lives in north Markham / Stouffville Short commute Extra 10–20 minutes south
Clients from Toronto, Vaughan, Mississauga Extra north-south hop 404 / 407 / VIVA, parking, lunch next door
You need a pin people already trust Neighbourhood names, thinner office stock Downtown Markham / Hwy 7 towers
You need a door, reception, and a room this month Hunt scattered listings Serviced office, month-to-month
Transit-first staff Weaker VIVA on Highway 7

The 404 is the connector, not the competitor. A Highway 7 address is still on the 404 — just at the interchange everyone already uses. You are not "giving up the 404" by sitting at Highway 7. You are sitting where the 404 meets the city's main east–west commercial street.

We do not have an Angus Glen or Buttonville branch

Say it plainly: Markham Office does not operate a second location in Angus Glen, Buttonville, or Cachet. One building. One address: 1005-3601 Highway 7 E.

That is the serviced-office option if 404 North is your home but Highway 7 is where clients will actually come:

  • Virtual office from $49/month — Markham address and mail if you are not ready for a desk
  • Dedicated desk $299/month
  • Private serviced office for two to three people from $1,000/month
  • Meeting room $35/hour ($25 members) when you only need the room
  • Phone (905) 305-7800

All-inclusive in a Class-A suite: internet, furniture, reception, the address. Compare totals, not headline rent — the office space cost in Markham, 2026 table is the pricing companion. If you are still choosing a lockable room versus a coworking floor, private office vs coworking in Markham is the decision guide.

When 404 North is still the right call

Stay north — or keep living north and commute south only on meeting days — when:

  • the whole team already lives in Angus Glen, Cachet, or the 16th / Major Mack pocket
  • clients are local to north Markham and never expected a tower
  • you need industrial or flex space that a Highway 7 office tower will not provide (we do not offer that either; say so up front)

Come to Highway 7 when:

  • GTA clients need a pin they can explain to a rideshare
  • you want a staffed reception and a room this month without a five-year lease
  • you live north but sell south

You can live in Angus Glen and still work from Highway 7. That is a normal Markham commute, not a betrayal of the neighbourhood. If you want the serviced version of that commute, look at dedicated office in the Highway 7 building — then drive the 404 north at the end of the day.
