If you are self-employed in Canada, CRA lets you deduct home office expenses only when the space is your principal place of business, or is used only for business and regularly for meeting clients. The claim cannot create a loss. Office rent is a straightforward business expense. Which works better depends on your income, home and clients.
November is when many owners look at the year and ask whether working from the spare room still makes sense in 2027. Here is how CRA treats each option, a simple comparison, and the signals that it is time to move out.
This is general information for self-employed people (sole proprietors and partners filing Form T2125). It is not tax advice, and corporations follow different rules.
Can I claim a home office in Canada? CRA's two tests
CRA allows business-use-of-home expenses if one of these is true:
- The workspace is your principal place of business; or
- You use the space only to earn business income and use it on a regular and continuous basis to meet clients, customers or patients.
A desk in the corner of the kitchen where you do some evening admin, while you actually work at clients' sites, probably passes neither test.
What home office expenses can you deduct?
If you qualify, CRA lets you claim a reasonable share of costs such as:
- electricity, heating and water;
- home insurance;
- maintenance and minor repairs;
- rent (if you rent your home), and for owners, mortgage interest and property taxes, subject to CRA's rules.
How to split it: use the area of the workspace divided by the total finished area of the home. If the room is also used personally, CRA's method is to reduce that further by the hours of business use out of 24.
The cap: the home office claim cannot create or increase a business loss. Anything you cannot use carries forward to next year against income from the same business.
Owners who deduct capital cost allowance on the business part of a home they own should talk to an accountant first, because it can affect the principal residence exemption when the home is sold.
Is office rent tax deductible?
Yes. CRA's T2125 guide covers it on line 8910 (Rent): rent for land or buildings used in the business is deductible. There is no principal-place-of-business test and no loss cap. A serviced office that bundles furniture, internet, utilities and reception is invoiced as rent for a workspace, which your accountant can record in the normal way.
If you are incorporated, the corporation pays the rent and deducts it. That is often cleaner than trying to charge your own corporation for the use of your home.
Home office vs renting: a simple comparison
An illustrative example, not a tax calculation:
| Spare-room office at home | Dedicated desk in Markham | |
|---|---|---|
| Monthly cost to you | Already paying (part of home costs) | Coming soon at Markham Office |
| Deductible share | Business % of home costs, if you pass CRA's test | The rent, as a business expense |
| Can create a loss? | No | Yes (normal rules) |
| Meeting room for clients | Your living room | Bookable by the hour |
| Address on invoices | Your home | 1005-3601 Highway 7 E. |
For a typical home, the business share of utilities, insurance and maintenance for one room is modest. The real question is usually not which deduction is bigger. It is what each option does for your work and your clients.

When renting an office makes sense
Signals we see from people who moved from a home office to a desk or private office:
- You meet clients more than twice a month and the kitchen table is not working.
- You do not want your home address public on invoices, Google or the corporate registry. (See keeping your home address private.)
- You are hiring. A first employee changes everything about working from home.
- Your home office fails CRA's test anyway, so there is no deduction to protect.
- Focus. Many people work better somewhere that is not home.
If you only need a room now and then, start smaller. A day office starts from $120, and meeting rooms are $35/hour ($25 for members). Our post on hourly day offices in Markham covers that option.
