A Milliken or Steeles address can feel more local if your customers sit on the Scarborough–Markham border. For Ontario registration and the CRA, though, you need a real staffed street address, not a P.O. box. A Highway 7 Class-A virtual office still works as a registered office — the trade-off is neighbourhood impression versus a GTA-prestige corridor, not legality.

Why south Markham businesses want a Milliken or Steeles address
Milliken, the Steeles corridor and the Scarborough border are where a lot of Markham’s food, retail, trades and import-export work actually happens. If your customers drive Steeles, Kennedy, Middlefield or Passmore, a “south Markham” line on a card can feel more honest than a tower further north on Highway 7.
That instinct is about marketing geography. It is not the same as the legal address test.
A virtual office address has to do two jobs: (1) look right to customers, banks and suppliers, and (2) be a real street location the Ontario Business Registry and the CRA will accept. Job 2 does not care whether the street is Steeles or Highway 7. It cares whether someone can find a municipal address with a suite, not a box number.
What Ontario and the CRA actually accept
Ontario extra-provincial and corporate filings ask for a head office or registered office with municipality, street and number. Federal Corporations Canada is explicit: the registered office address cannot be a post office box, and it must sit in the province named in the articles.
The CRA splits addresses. The physical address is the business or head-office location where day-to-day activities take place. The CRA states you cannot use rural-route numbers or P.O. boxes as a business (physical) address. A separate mailing address can be different — for example your accountant — but it does not replace the physical street location.
A staffed virtual office at a Class-A building is a street address with a suite. Mail is received at the building. That is why it can be used as an Ontario registered office and as a CRA physical or mailing address when the provider actually accepts mail and documents there. A P.O. box, a “virtual mailbox” that is only a box, or a UPS-store style private mailbox formatted like a box, fails that test.

Highway 7 Class-A vs a south-border impression
Highway 7 East, suite 1005 is a staffed Class-A tower address in Markham. It reads as the city’s corporate corridor: VIVA, 407, 404, and the same street GTA clients already use to find Markham offices. For a company that sells across the GTA — or that just needs the registry, the bank and the CRA to have one clean street — that is usually the better public record.
A Milliken or Steeles street address (if you truly have one that is staffed) reads as local to the south-Markham / Agincourt / Scarborough-border trade. It can help a neighbourhood restaurant group, a plaza-based clinic, or a contractor whose vans already live on Steeles. It does not make Ontario or CRA filings “more valid.”

If you do not actually operate a staffed address on Steeles, putting “Milliken” on the registry is not an option we can invent for you. Use the address you have.
P.O. boxes, Google Maps and what a virtual office is not
Three mistakes show up together.
First, renting a P.O. box because it is cheap, then discovering the Ontario registry or Corporations Canada will not take it as the registered office, and the CRA will not take it as the physical address.
Second, treating a virtual office as a Google Business Profile storefront. Google’s own guidelines say P.O. boxes and remote mailboxes are not acceptable, and that a virtual office you do not operate from is not eligible as a visit-able profile. If you go to customers, use a service-area profile. If you have a real shop in Milliken, list the shop. Do not pin a Highway 7 suite as a storefront you do not staff as that business.

- Does the neighbourhood line matter more than the corridor? Only if your customers are almost all south-border and you truly have a staffed south address. Otherwise the Class-A Markham address is the one that does the registry job and still says Markham.
